What traditional stucco is

Traditional stucco is a cement-based finish. It is a mix of Portland cement, sand, lime, and water. Crews put it on in three coats over a metal lath. What EIFS is

EIFS stands for exterior insulation and finish system. It is a layered system. A board of foam insulation goes on first, then a base coat with mesh, then a thin finish coat on top. How they compare

Both look like stucco from the curb. Here is where they differ.

Weight. Traditional stucco is heavy. EIFS is light, since most of it is foam.

Insulation. EIFS adds real insulation value to your walls. Traditional stucco adds almost none on its own.

Durability. Traditional stucco is hard and takes a hit well. EIFS is softer and can dent or puncture more easily.

Moisture. Traditional stucco breathes, so trapped moisture can dry out. EIFS relies on careful sealing. If it is installed wrong, water can get stuck behind it.

Fire. Cement does not burn, so traditional stucco is fire resistant. The foam in EIFS is not.

Look. Both come in many colors and textures. EIFS can be shaped into trim and detail a bit more easily.

Cost and installation

Price depends on your home, the size of the job, and the finish you choose. In general, EIFS can go up faster, since there is no long curing time between thick coats. Traditional stucco takes longer, because each of the three coats has to dry before the next one goes on. Labor and materials differ too.
