Why EIFS Needs Its Own Inspection

EIFS uses a layer of rigid foam insulation bonded to the substrate, covered by a base coat with reinforcing mesh, and topped with a textured finish coat. It looks similar to traditional stucco on the outside, but the system underneath is completely different.

The most common problem with EIFS is moisture intrusion. Unlike hard coat stucco, EIFS does not handle trapped moisture well. If water gets behind the finish coat through a failed sealant joint, a crack, or a poorly detailed window opening, it can sit against the foam and substrate with nowhere to go. Over time, that leads to rot, mold, and structural damage.

A standard home inspection will not catch these issues. You need someone who understands how EIFS systems are built and where they typically fail.

What We Check During an EIFS Inspection

Our EIFS inspections are thorough and hands-on. Here is what we look at.

Sealant joints around windows, doors, and penetrations are the most common entry point for water. We check every joint for cracking, separation, or deterioration. On coastal properties along the Jersey Shore, salt air and UV exposure break down sealants faster than in inland areas.

Surface condition of the finish coat tells us a lot. Cracks, chips, impact damage, and discoloration can all indicate underlying issues. We look for patterns — horizontal cracking along floor lines, staining below windows, and soft spots when we press on the surface.

Moisture testing is critical. We use non-invasive meters to check moisture levels in the wall cavity at key locations — below windows, at base of wall transitions, and around any visible damage. Elevated readings tell us water has gotten behind the system.

Adhesion testing checks whether the EIFS is still properly bonded to the substrate. If sections have delaminated, they are vulnerable to wind damage and further water entry.

Flashing and transition details at rooflines, deck attachments, and foundation transitions are areas where EIFS often fails. We inspect these closely because poor detailing here is one of the top causes of moisture problems in EIFS systems.

When You Should Get an EIFS Inspection

There are a few situations where an EIFS inspection is especially important.

Before buying a property with EIFS, get it inspected. A general home inspector may not flag EIFS-specific issues. Knowing the condition of the system before you close can save you from inheriting major repair costs.

If you notice cracking, staining, or soft spots on your EIFS exterior, do not wait. These are signs that moisture may already be behind the system, and early detection makes repairs much less expensive.

If your EIFS is more than 10 to 15 years old and has never been inspected, it is worth checking. Sealant joints do not last forever, and the Jersey Shore climate is hard on exterior finishes.

After storm damage — especially wind-driven rain events common along the coast — an inspection can identify areas where water may have entered the system through impact damage or failed joints.
