And usually it comes with a scary report. Take a breath. Synthetic stucco can almost always be inspected, scoped, and repaired. We have worked on these systems in New Jersey since 1985.
Synthetic stucco is the everyday name for EIFS. EIFS stands for Exterior Insulation and Finish System. Traditional stucco is cement applied over a solid base. EIFS is a layer of foam insulation with a thin acrylic finish coat on top.
They look almost identical from the curb. The quick test is to knock on the wall. Traditional stucco sounds solid. Synthetic stucco sounds hollow, because of the foam behind it.
This is the part that decides everything. Barrier EIFS was the first generation. It was common in the 1980s and 1990s. It had no drainage path behind the foam. If water got in, it had nowhere to go. That is what caused the moisture problems and the lawsuits people still remember.
Drainable EIFS came later. It adds a drainage plane behind the foam. So any water that gets in can escape. It performs much better. Knowing which one you have changes the whole repair plan. So it is the first thing we determine.
