There are three ways to deal with an aging EIFS wall. Most homeowners get talked into the most expensive one without knowing it. Repair fixes a specific spot. Restoration renews a whole system that is still sound but tired. Remediation tears it all out and starts over. Restoration is the middle path. And it is the right call more often than people are told. We have worked on EIFS in New Jersey since 1985.
Restoration brings a sound but weathered system back to spec. The substrate, insulation, and base coat stay in place. What we renew is the parts that wear out:
None of that touches the core of the wall. That is the whole point. You keep what is good and renew what is worn.
Restoration fits when the bones of the wall are good but the surface and seals are tired. EIFS installed between 1995 and 2005 is now squarely in that window.
The finish has faded. The sealants are past their service life. But the insulation and substrate are still solid. That is a restoration, not a teardown. It also costs far less than full replacement, because most of the system stays where it is.
We will tell you when restoration is the wrong answer. If the substrate behind the foam has rotted, surface work will not fix it. If the wall is a failed barrier EIFS system that let water in for years, the same is true.
In those cases, stucco remediation is the honest path. That means a full removal and replacement. We would rather lose the smaller job than sell you a restoration that hides a structural problem.
We start with an EIFS Inspection. That confirms the system is sound enough to restore. Then we renew the finish. We replace the sealants and flashing. We add drainage where it helps. And we seal the wall.
The result is a system that looks new and sheds water the way it should. Where smaller fixes are all that is needed, our synthetic stucco repair service may be the better fit, and we will say so.

Full replacement is disruptive and expensive. You remove a working insulation system, throw away material that still has life in it, and rebuild from the substrate up. Sometimes that is necessary. Often it is not.
Restoration keeps the parts that still work and renews the parts that do not. For a building owner, that usually means lower cost and far less disruption. The wall ends up performing like new without the teardown. We will always tell you honestly whether your wall is a candidate.
Restoration is especially useful at scale. A commercial or multi-family owner with a large EIFS facade rarely wants a full replacement if the system is sound.
