Why Stucco Waterproofing Matters on the Coast

Stucco is naturally water-resistant, but it is not waterproof on its own. The finish coat is porous — it absorbs some moisture and then releases it as conditions dry out. That works fine in moderate climates.

On the Jersey Shore, conditions are not moderate. The air carries salt. Humidity stays high for months at a time. Rain comes sideways during storms. And the freeze-thaw cycle in winter opens up hairline cracks that let even more water in.

Without waterproofing, that constant moisture exposure breaks down the finish coat over time. You start seeing staining, efflorescence — those white mineral deposits that show up on the surface — and eventually cracking. Once water gets behind the stucco and into the wall cavity, you are looking at much bigger problems. Rot, mold, and potential remediation.

What We Use

We apply elastomeric coatings and penetrating sealants depending on the condition of your stucco and what level of protection you need.

Elastomeric coatings are thick, flexible coatings that bridge small cracks and create a continuous waterproof membrane over the stucco surface. They expand and contract with temperature changes, which is important in a climate where summer heat and winter cold push materials in different directions. They also come in a range of colors, so you can refresh the look of your exterior at the same time.

Penetrating sealants soak into the stucco surface and block moisture absorption without changing the appearance or texture. These work well on newer stucco that is in good condition and just needs protection from the coastal environment.

We assess your stucco before recommending a product. The right choice depends on the age of the stucco, its current condition, and whether there are existing cracks or repairs that need to be addressed first.

When to Waterproof Your Stucco

There are a few situations where waterproofing should be on your radar.

New stucco installations should be sealed after the finish coat has fully cured. This gives the stucco a strong start against coastal exposure right from day one. We recommend waiting at least 28 days after the finish coat before applying any coating so the stucco has time to cure properly.

Older stucco that has never been sealed is absorbing more moisture than it should. If your stucco is more than 5 to 10 years old and has no coating on it, waterproofing can prevent the kind of damage that leads to expensive repairs down the road.

After a repair or restoration, sealing the repaired areas — and ideally the full exterior — protects the new work and ensures a consistent level of protection across the entire surface. Patching without sealing leaves the repaired areas vulnerable to the same moisture exposure that caused the damage in the first place.

Before storm season is a smart time to waterproof. The bulk of moisture damage on the Jersey Shore happens during fall and winter storms. Getting a coating applied in late summer or early fall gives you the best protection heading into the rough months.
